Residential & Commercial Real Estate

RESIDENTIAL:

At Block, Longo, LaMarca & Brzezinski, P.C., we understand that the real estate process can be stressful as it is the most important investment you may make in your lifetime. This is why we are dedicated to providing exceptional service and communication to our clients for smooth and successful closings.

Our Residential Real Estate practice handles thousands of residential bank closings, refinances, and sale and purchase contract transactions each year. We working with brokers, builders, developers, investors, purchasers and sellers. With offices in Albany, Buffalo, Rochester, and Syracuse, our practice extends throughout New York. We coordinate all aspects of real estate transactions including, but not limited to:

  • drafting and reviewing of Purchase and Sale Contracts;

  • negotiations with other attorneys;

  • monitoring of contingency and other contract dates;

  • reviewing inspection and title reports;

  • drafting all closing documents;

  • conducting and attending the closing with our client(s).

Our attorneys represent many lending institutions that do business in the State of New York. Our attorneys and closing coordinators work closely with our clients, other counsel, real estate agents, the lender, mortgage broker, and loan processor throughout the transaction in order to facilitate an efficient closing process. Our firm is examining counsel for Chicago Title Insurance Company.

COMMERCIAL:

Our Commercial Real Estate practice includes attorneys with experience in commercial and corporate transactions, commercial leasing, business law, financing, and evictions.

The practice has on-going relationships with a number of real estate developers, builders, corporate clients, and commercial lending institutions.

Title Insurance Examination

A clean title report is essential in a real estate transaction. As part of our representation, we order a title search which will show ownership, mortgages, taxes, liens, restrictions, encroachments, easements, and judgments, in order to determine that the Seller is able to transfer the property to the purchaser without issue. If an issue is discovered during the title search, we can assist with resolution of title defects prior to closing.

We are examining counsel for Chicago Title and Stewart title. Your basic cost for title insurance will be the insurance premium and any required endorsements. The Trusts, Estates and Estate Planning practice of Block, Longo, LaMarca & Brzezinski, P.C. provides individuals with estate planning, including the preparation of wills and trusts and the administration of estates.

The Business formation and corporate counseling practice of Block, Longo, LaMarca & Brzezinski, P.C. provides counsel and advice to individuals, businesses, not-for-profit entities, and homeowner's associations, from business formation and day-to-day operations, to mergers, acquisitions, dissolution, and sales. We advise on the formation of new business enterprises and the tax implications associated with choice of business entity in order to form an entity best suited for your business, whether it is a corporation, limited liability company, partnership or not-for-profit. Land Development & Builder Representation

The Land Development and Builder Representation practice of Block, Longo, LaMarca & Brzezinski, P.C. provides our clients with a multitude of services including contract drafting, organizing surveys and survey review, coordinating subdivision and other approvals with various government agencies, obtaining variances, meetings with development planners, engineers, wetland consultants, and more. 

Our attorneys can help clients design and guide subdivision development layouts, create condominium associations, homeowner’s associations, CPS-7 and CPS-1 (including testing the market offerings and applications), examine title and close transactions.   We handle all processes relating to the preparation of settlements with builders, purchasers and lender representatives.

Real Estate Owned (REO)

REO property is property owned by a lender or an investor who takes ownership of properties that do not sell at a foreclosure auction. The successful navigation of a transaction involving REO requires specific skill, knowledge and experience. Our firm has a team focused in completing Real Estate Owned or REO transactions in both New York and New Jersey. Our decades of combined experience in clearing title and handling closings, allow us to ensure that the lender’s interests are best protected and that each closing is completed in an expediated manner and to our client’s standards.

Land Use

The practice of land use law involves the interpretation and application of municipal codes and zoning regulations.
